Seongnam announced development guidelines for an AI-focused Fourth Techno Valley near Ori Station, allowing floor-area ratios of up to 800%. The plan covers roughly 570,000 square meters and divides development into public-led and public-private or private-led projects according to land ownership. The city plans to gather private proposals, pursue zoning-plan changes for publicly owned sites by next year and launch a recruitment process for companies.
